Boiler replacements are something we do pretty much every day; we know the boiler replacement process inside out. However, through experience we also know each job was its own peculiarities and challenges.

We were initially called by the landlord in this instance, and they advised that one of their properties needed a new boiler urgently. The home was occupied and they were worried their tenants were without heating. During this conversation, we were also able to ascertain that there were a couple of additional aspects that needed to be considered:

  • The new boiler would have connections in a different place to the old one.

  • The set up of the cupboards in the boiler area needed to be considered.

  • The soil stack ran next to the flue hole.

Why did they choose Grand Union Plumbing & Heating?

Our gas safe registered heating engineers know the right questions to ask, so we were able to obtain all the information we needed to provide an accurate quote. Plus, bearing in mind that tenants aren’t happy without a boiler, we were able to confirm we could get the job done very quickly.

What was our new boiler replacement process for this project?

As mentioned above, the new boiler’s connections were positioned differently to the existing one; that’s not unusual, for boilers are updating, improving, and changing all the time. However, it did mean that we needed to carry out an adjustment to the local area to accommodate the new flue. Plus we had to consider how to ensure the door to the cupboard adjacent to the boiler could still close… without pipework being visible.

To solve the first challenge, where the soil stack ran next to the flue hole, we simply adjusted the size of the flue hole to fit the new flue. And for the second challenge, we cut out a small section of tiling so that the gas and condensate pipe could be connected without being visible.

We also installed a new pump in the airing cupboard and fitted a system filter. We then bled the radiators to remove any air and added an inhibitor back into the system to ensure it would run efficiently. We then commissioned the system and registered the new boiler with the manufacturer.

The benefits of our solution

The great news was that the new flue could continue to use the existing flue hole; it just needed a little adjustment to fit. Plus we also ensured the visibility of the new pipework was kept to a minimum. Our attention to detail reintroduced inhibitor to the system in order to protect it and prolong its lifespan, which in turn ensured it would run efficiently and keep bills down too.

We also chose a new boiler that came with a 10 year warranty – something we always recommend. And the final HUGE benefit to our solution was this was all achieved just one day after the customer contacted us!

In a nutshell:

  • We have an experienced team of gas safe registered heating engineers.

  • We had full appreciation of the aesthetics and the need to keep visibility of pipework to a minimum.

  • We chose a boiler with a full ten year warranty.

  • The new boiler was fitted the day after we were contacted… because a swift response to a boiler problem is critical for a landlord.

After care

It is our policy to ensure there is a full handover whenever we install a new boiler. Thus we:

  • Explained the differences between the old system and the new one.

  • Took the tenants through how it works.

  • Demonstrated how to set heating and water timing.

We also took the old boiler and all packaging away to be disposed of in an environmentally friendly way.

Did we go the extra mile?

Of course we did; because that’s what we do! As soon as we discovered that the tenants of the property had a young baby, we provided electric heaters overnight so they could stay warm. Comfort for them, and peace of mind for us and the landlord.
